A complete walkthrough of the Mortgage Advisor Portal and the Ability to Adjust Calculator — from sign-in to sharing a finished comparison with your client.

Sign in to the Advisor Portal

Open the Mortgage Advisor Portal from the top navigation. Access is restricted to @lasallemortgage.com email addresses — sign in with your LaSalle email, or create an account and confirm it from the email we send you.

Forgot your password? Use Forgot password? on the sign-in page and you'll get a reset link by email.

Set up the three scenarios

The portal compares three loan scenarios side by side. Each column has its own loan product, purchase price, down payment (dollars or percent), loan amount, and interest rate.

Choose from seven programs: Conventional 30yr and 15yr, FHA, VA, 5/1 ARM, 7/1 ARM, and Interest-Only. Each program applies its own rules automatically — FHA MIP, VA funding fee, mortgage insurance, interest-only periods, reserves, and impounds.

Fill in Client / Prepared For and Rates As Of at the top — they appear on exports and shared links.

Shared assumptions boxes

Above the scenarios you'll find shared boxes that apply to all three columns at once:

  • Property taxes — look up a rate by ZIP code, override the percentage, or add a flat annual amount. Each column can still override the monthly figure.
  • HOA & hazard insurance — shared monthly HOA and insurance, with a percentage-of-purchase-price mode for insurance. Per-scenario overrides are available, with a reset link to return to the shared value.
  • Closing costs — uses the LaSalle Northern California ZIP/city planning chart as a percentage of purchase price, with a percentage override.

Reset scenarios returns everything — scenarios and shared boxes — to defaults.

AI Program Advisor

Below the comparison, describe your borrower in plain language — income, credit, down payment, military service, how long they plan to stay, goals — and click Recommend programs. The advisor ranks the best 2–3 programs, explains tradeoffs, flags what to verify, and suggests questions to ask the borrower.

Prefer talking? Click Dictate and describe the scenario out loud, then Stop & transcribe. Your words land in the text box where you can edit them before running the recommendation. Your browser will ask for microphone permission the first time.

Save, rename, and reuse scenario sets

In My saved scenarios, name the set and click Save to store the full setup — all three columns plus the shared tax, HOA/insurance, and closing-cost settings.

  • Open reloads the set into the portal.
  • PDF downloads a branded one-page summary for the client.
  • Share copies a link that opens the consumer calculator prefilled with that set.
  • Rename edits the name inline (Enter to save, Escape to cancel).
  • Delete removes the set permanently.

The consumer Ability to Adjust Calculator

The Ability to Adjust Calculator is the client-facing page. It always opens blank unless the link carries values — so shared links show exactly what you set, and nothing leaks between clients.

  • Rate tab — interest rate with a comparison box showing four options: your rate plus the closest points within ±0.25%. Click one to switch.
  • Down Payment tab — dollars or percent, with a loan-amount slider that moves the down payment, and the Loan-to-Value bar with the loan amount beneath it.
  • Loan Ceiling tab — find the maximum price for a target payment.
  • Property Tax — defaults to 0.35% of purchase price per year; adjust the percentage or type a monthly amount, and Use default restores the estimate.

The comparison table at the bottom highlights the lowest payment and lowest cash to close, shows the difference for the others, and lets you click a row to load it into the calculator.

Share with your client

You have three ways to hand a scenario to a client:

  • Send to calculator (portal, Client box) — opens the calculator in a new tab with the client name and rates date filled in.
  • Share link on any scenario column — copies a prefilled link for that scenario, with all three programs in the comparison table.
  • Copy Shareable Link on the calculator — copies the current setup, ready to paste into an email or text.

Every shared link opens the calculator prefilled — the recipient sees your numbers, not your saved data.

Open the Advisor Portal
